What solicitor searches are really necessary/adviseable?

I am buying a modern terraced house ('Wimpey') on the edge of the New Forest. What searches would be adviseable/necessary. (I'm sure there is little likelihood of a tin mine in the area for instance!) The houses are on mains drainage etc
